About the Opportunity:

Aspen Square Management, one of the nation’s largest privately held real estate investment and property management firms, is seeking a savvy and seasoned marketing professional to join its property management team. The Marketing Manager position is an exciting opportunity to define and execute the company’s corporate marketing strategy and work in partnership with the management team to successfully execute individual property marketing programs. This role will work closely with both the company’s management team who is responsible for the leasing and marketing of Aspen’s 14,000+ apartment units and the IT department who is responsible for managing digital strategy. The Marketing Manager will manage a small team of direct reports and will report to the Director of Management. The ideal candidate possesses a passion for marketing with a focus on the ability to analyze and interpret data to inform decision-making, have strong interpersonal skills, be a creative problem solver and be able to work with a team in a dynamic, fast-moving, entrepreneurial organization.

Job Responsibilities:

  • Drive and increase lead volume and lead quality across the portfolio through marketing initiatives to achieve asset goals in a cost-effective manner
  • Negotiate all digital and print advertising contracts to obtain the most advantageous price and terms across the portfolio
  • Monitor all marketing related property analytics (impressions, clicks, leads, prospects, tours, leases, cancellations, denials) to identify patterns and communicate them to the property management team, making suggestions to maximize dollar spend while meeting marketing budgets and maintaining or improving budgeted occupancy and revenue growth
  • Meet regularly (bi-monthly or monthly) with National and District Managers to review current property marketing campaigns and suggest recommendations for changes to optimize revenue growth and to achieve asset goals
  • Manage and improve Aspen Square’s online reputation and corporate branding, including social media, Glassdoor, Indeed, GMB, etc.
  • Travel once per month to property locations to analyze competition and market conditions in the field, as well as build relationships with key stakeholders within the organization and to attend industry specific conferences directly related to marketing and multi-family
  • Build and maintain external relationships with third party vendors, startups, and analysts that provide various marketing services such as online reputation, CMS system, ILS companies and to stay current on technology trends and participate in relevant marketing ecosystems
  • Lead and develop the current marketing team, attracting and training new talent as needed
  • Champion the process to identify, trial, evaluate, and scale or fail new marketing technologies while ensuring they are relevant to the business
  • Work closely with an IT partner to implement appropriate digital technology to enhance the online user journey, SEO, and to develop and roll out a new website and resident portal



•            Bachelor’s Degree required, with preference for a degree in Business, Marketing, Communications, Advertising, or similar field

•            At least five years of experience in multifamily marketing or similar industry

•            Ability to travel overnight 2-3 nights per month

•            Thorough understanding of digital marketing, including paid search, SEO, social media, and websites

•            Top-tier creative orientation with outstanding writing and art direction skills

•            Exceptional organizational and project management skills

•            Ability to track budget and make financial decisions related to marketing

•            Ability to multitask and understand changing priorities

•            Positive attitude under pressure and with a heavy workload

•            Adaptable and responsive to requests from multiple stakeholder teams

•            Excellent interpersonal and leadership skills to build solid relationships

•            Strong follow-up skills and ability to take ownership of deadlines and project completion
